An application is required for each occupant over the age of 18 along with a $26 application fee.

The following guidelines will be used in evaluating your application for residency. All of the items below must be met in order for you application to be approved.

Income requirements: Gross monthly income must be 3 times the amount of the rent for the unit you are applying for.

Employment verification:We must be able to verify 12 months of consecutive employment history. If you have been with your current employer less than 12 months, previous employment information will be required. Current pay stubs or Leave and Earnings Statement will be required.

Self-Employment: The previous year’s income tax return is required or 6 months of bank statements showing deposit activity sufficient to meet income requirements.

Financial assistance: Social security, child support, AFDC income and related assistance must have supporting documents if such income is to be included in gross income.

Rental history: Applicants must have 3 years third party rental history. This means a valid lease agreement (friends and family members will not be considered valid). Your application must include phone numbers as well.

Credit history: Applicants must have a satisfactory credit history with FICO scores above 620.

Applicants can be rejected for but not limited to the following reasons:

  • Falsification of any information on the application.

  • Name, addresses and/or phone numbers of references not supplied.

  • Insufficient or negative rental history.

  • Insufficient or negative credit history.

  • Employment can not be verified.

  • Applicant has a history of Unlawful detainer (U.D) or eviction

Typical processing time is two business days but can be extended when applications are incomplete or when awaiting return calls.
